The short answer
Test first, then fix
Why test before you hire a removal company
A testing-only inspector has no stake in finding a big problem. They identify the moisture source, take air or surface samples for an independent lab, and write a scope that any remediation company can quote against. That keeps removal quotes comparable, and a clearance test afterward confirms the job worked. Many homeowners skip testing when the mold is small, visible and the leak is already fixed; that is reasonable too.
Can the same company test and remove mold?
Yes. Many local mold companies do both, and Virginia law does not prohibit it: the state's mold inspector and remediator regulations were repealed in 2012, and a 2025 DPOR workgroup discussed separating the two without recommending it. One company is convenient. For an unbiased read, choose "Independent test only" on the form, or have a separate company do the clearance test after removal. See Virginia mold laws.

Local data
Charlottesville facts that affect mold
Built 1967 (median)
The median Charlottesville home was built in 1967; 64% were built before 1980. Older crawl spaces, ducts and drainage are common moisture sources.
5% high water table
USDA soil data flags a shallow water table on about 5% of the city and 8% of Albemarle County, so a few low lots see persistent damp.
Radon Zone 2
Albemarle County is EPA radon Zone 2 (moderate). If you are testing air quality, a radon test is cheap to add.
