What a good inspection includes
- Interview: when the smell or stain started, past leaks, symptoms.
- Visual check of attic, bathrooms, kitchen, basement or crawl space and HVAC.
- Moisture meter and, often, thermal camera readings to find the water source.
- Samples: an outdoor baseline plus indoor air or surface samples, sent to an accredited lab.
- Report: findings, lab results compared with outdoors, and a remediation scope if needed.
Air vs surface samples
Air samples show what is in the air you breathe compared with outdoors. Surface samples (tape lift or swab) identify growth at one spot. Neither finds every hidden source, which is why the moisture survey matters.
Licensing in Virginia
Virginia does not license mold inspectors. Ask for a recognized certification (for example from InterNACHI, IAC2, ACAC or IICRC), sample reports, and whether the company also does remediation. Virginia does not prohibit one company from testing and remediating the same home, so if you want an unbiased scope, choose a testing-only company. See Virginia mold laws.
